All architectural woodworking, historic flooring restoration, and structural preservation contracts executed by John K. Eareckson & Co. are subject to the specific scope outlined in the signed Project Proposal. No extraneous representations, verbal discussions, or trade customs shall supersede the written specifications agreed upon prior to commencement.
Every restoration project leverages heritage-grade hardwoods, reclaimed lumber, and traditional joinery methods. Because natural timber possesses inherent grain characteristics, slight variations in tonality, natural patina, and mineral streaks are standard hallmarks of authentic historic millwork and do not constitute material defects.
Contracts exceeding standard retail provisions are billed against milestone progress deliverables. An initial mobilization deposit is required to reserve shop floor scheduling and procure specialized heritage stock. Outstanding balances must be remitted within thirty (30) calendar days of invoicing. For billing questions or direct inquiries, please contact our administrative office.
We warrant all bespoke joinery and structural installations against defects in craftsmanship for a duration of five (5) years from project sign-off. This warranty requires reasonable indoor climate maintenance (relative humidity preserved between 35% and 55%). Structural shifts resulting from foundation settlement, flood intrusion, or extreme humidity fluctuations are excluded from coverage.
In no event shall John K. Eareckson & Co. or its principals be liable for incidental, consequential, or punitive damages arising from site delays beyond our reasonable control. These terms shall be governed by and construed in accordance with the laws of the State of Maryland, without regard to conflict of law principles. Any legal proceedings shall take place exclusively in the appropriate state or federal courts located in Baltimore County.
